Not So Tiny offers 4 unique tiny home designs available in 3 different sizes. Our designs range from compact one-bedroom homes (25sqm.) perfect for a downsized lifestyle or guest house, to spacious three-bedroom homes (57 sqm.) built to accommodate the whole family.
All Not So Tiny homes feature high-end finishes and top-of-the-line appliances, delivering a premium, modern living experience. All our homes are thoughtfully designed to maximise functionality without compromising on comfort or style.
With open plan living, functional kitchen and laundry zones, and carefully considered storage, every inch of space is used with intention. Larger designs (44 and 57 sqm.) offer added benefits like a four-meter internal width and high square set ceilings, creating an elevated sense of space and sophistication.

We offer transparent pricing, with our advertised price reflecting the build quality and finish you see on our website, within our display home…and can have in your own backyard (no ‘starting from’ pricing).
We build a quality product, that is what our brand stands for, with a proven history of successful transportation and installation. This is achieved with a hot dipped heavy duty galvanised steel base and a vented batten system for our walls and roof.
Our product is designed, engineered and built for Tasmanian conditions, this includes Nailstrip Structuur cladding, fully lined under with vermin and bushfire mesh.
We offer one, two and three-bedroom floorplans with over height square set ceilings and 2400mm high doors. Fitout features high-end finishes, including wool carpet, premium Karndean flooring, Xenolith bench tops, textured tiles, brush nickel tapware, undermount sinks and natural timber features.
Builds are complete, fully wired and plumbed, with joinery, fittings and appliances included.
Our Not So Tiny homes meet current building codes and Tasmanian Council standards, with packages including architectural plans, engineering, and energy ratings. Building specifications also meet the Council’s definition for an ancillary dwelling or secondary residence in the Tasmanian Planning Scheme.
Unlike many renovations and new builds, upfront costing and a time frame is provided for each Not So Tiny home, reflecting a price promise to remain transparent and genuine.
